The Westerland I was married beneath was in Taupo, planted in pumice rich but otherwise poor soil, which we mulched each year with homemade compost but very little else. It was a huge old rose that had colonised a decent area of pergola, and had been 'trimmed' back on occasion rather than properly pruned - so I suspect you might be right. Treat it rough and see if that helps, lol.
I winter pruned an old fashioned rambling rose I brought here from a roadside flower cutting that grew roots in the vase on my desk, it is another one that responds to harsh treatment. I noticed yesterday how thick and healthy the spring growth is, and I have hopes for masses of flower this year. Mutabilis also got a severe winter haircut and has buds all over her new stems with lovely tender new red leaves. I shall reward her with new mulch this year, she has earned it.
The arborist has been and tidied up the feijoa hedge on my northern boundary, and it is a joy to look out there at the perfect squared off edges with the wild foliage of first broadleafed natives and then the horrible bamboo behind it, the contrast is just plain lovely.
Check out the Tenancy Services website popeye, it's part of MBIE, and yes you can speak to them for advice without them doing anything unless you want them too. I did when I had a very dodgy landlord and took her to court, they were very helpful all the way through.

And thank you Sue.. I will be looking into it all The trouble with moving is you quickly put the tenancy agreement somewhere safe and then have trouble finding it.. I certainly didn't see a wad of papers. It could be in one set of drawers that used to sit beside my chair so I will look for that in the coming days.
It is nice having things explained properly. Sue would I be able to contact the healthy home people without my landlord knowing?
The sun is out, so Missy is shooting the rays in the bedroom. I've got washing on which can go outside yay. We woke late but it was a lateish night watching the cricket.
Housework today here too since Ive had two busy weeks.
Sounds like the home MrK is in, is a good one KM.. Funny you should mention the young man vacuuming. One of the two at the first home MrP was in was lovely. The second would say hello but not much else. She worked without taking home her wages. They saved them for her and she used them to go to Australia once a year to see family.
